Inmogest by Meypi: from an available home to reservation and sale
Meypi Developers · Updated on
Inmogest by Meypi is a CRM for managing new-build property sales: contacts, agencies, homes, follow-up and transactions with access permissions. Meypi Developers, a software studio in the Barcelona metropolitan area, explains the journey using a fictional home and two fictional agencies. This is a process demonstration, with no client sales results or screenshots of an installation.
1. The starting point: one home and two agencies
Home 2B belongs to a development. Litoral Agency and Mirador Agency help market it and can access the authorised inventory. Each manages its own buyers within its permissions: shared availability does not mean sharing every enquirer’s details.
To follow the journey, separate four records: the home for sale, the interested person’s contact record, the sales opportunity and the reservation or sale transaction. An enquiry is not a reservation; a reservation is not a sale.
2. 1. Add and consult the home
The team adds an individual home or a building with homes. Its record holds type, price, availability and files. Documents can accompany the home without making every file a mandatory step before saving.
The home’s availability distinguishes available, reserved and sold. A transaction has its own journey: draft, reserved, sold or cancelled. Keeping these separate explains what happens to the home without confusing it with a buyer’s file.
3. 2. Record the buyer and the next action
Litoral Agency records its enquirer and retains that attribution. The team reviews possible matches before creating another record: duplicate prevention should not be presented as infallible identification of people.
A linked opportunity can be created from the customer record, with follow-up activities. A planned call or viewing does not yet establish that it happened. Its outcome is recorded afterwards, identifying who carried it out where appropriate.
This walkthrough describes manual entry and follow-up. Reception from a website or portal is checked as a specific integration, including its review process, before being included in an implementation.
4. 3. Reserve the home through a controlled transaction
If the buyer proceeds, an authorised account creates the transaction and confirms the reservation. The system checks availability and price. In the current model, one home cannot have two active reservation or sale transactions.
If both agencies work on home 2B, they share its availability within the authorised inventory. The second agency does not need the first agency’s buyer details to see that the home is reserved. This is worth checking in a demonstration with two separate accounts.
5. 4. Confirm the sale or cancel while keeping the history
Confirming a final sale is an Administration action and requires a confirmed reservation. Saving a document is not the same as signing it: electronic signature and other external services need their own scope and acceptance.
When a transaction is cancelled, the reason and history are kept. Reopening a cancelled transaction is an Administration action that creates a new draft linked to the previous record. A sale should not be deleted, or a status changed manually, to make a home appear available.
6. What each participant can see
| Participant | Information and work | Boundary to check |
|---|---|---|
| Administration | Configures accounts and access; confirms sales and manages reopening. | Sensitive actions retain their identity checks. |
| Sales team | Works with authorised customers, opportunities and activities. | Scope depends on the account: full access is not assumed. |
| Partner agency | Its buyers and transactions, plus authorised inventory. | Sharing homes does not grant access to another agency’s buyers. |
| Another agency working on the same home | Consults authorised availability. | Seeing a reserved home does not grant access to its buyer’s file. |
The agency that introduced a customer and the person who carried out an activity are different facts. Reports must preserve that distinction. A created contact, a completed call and a confirmed sale are different units of work.
7. A checklist for a demonstration
- As Administration: find the home and review its price and availability.
- As one agency: register a fictional buyer, create the linked opportunity and leave a next action.
- As another agency: check the visible inventory and verify that the other agency’s buyer is absent.
- With an authorised account: reserve the home and check that another active transaction is refused.
- As Administration: review sale confirmation and, in an authorised trial, cancellation and reopening with their history.
- Review documents and reports against the same records and explain the source of each figure.
This checklist proposes what to verify. It does not report a new test performed for this article or a real sale. The demonstration must use an authorised environment and records prepared for that purpose.
8. What this walkthrough does not cover
Here, Inmogest focuses on selling new-build homes. This journey is not presented as construction execution, materials, certification or accounting management. It also makes no promise of portal publishing, automatic notifications, qualified electronic signature or a buyer area: each addition needs its own checks and proposal.
